Fancourt Property Group will deliver 17 super prime residences at Esca House in Bayswater, City of Westminster, after landing an appointment from Sunley Project Solutions. Fancourt is the turnkey delivery arm of Statom, the vertically integrated construction group whose in-house divisions will carry out every trade package on the job.
The project's defining constraint sits directly beneath it. The Circle and District line run under the site. Works will involve demolition and façade retention of the first two floors of the existing building, followed by a full rebuild as a new four-storey structure. Building over live Underground tunnels (working above operating railway tunnels rather than on clear ground) demands close settlement monitoring and engineered foundations — which is where Statom's integrated model comes in.
Who does what on the job?
Every division of the vertically integrated group will be involved. The line-up breaks down as follows:
- Demolition – Statom Demolition
- Piling – Franki Foundations
- Design – Apex Engineering
- Foundations and frame – Statom Group
- Tower crane – Trident Lifting Solutions
- Brickwork – Harvill Brickwork
- Mechanical and electrical – Spark Tech MEP
Seven divisions, one contract, one client interface. That is the pitch behind turnkey delivery: Sunley Project Solutions deals with a single delivery partner rather than managing a separate contractor for each trade.
What does this change for super prime residential delivery?
For Westminster's high-end residential market, it signals continued confidence in Bayswater, where constrained central-London sites increasingly demand complex engineering — façade retention, deep basements, and work above rail infrastructure — before a single luxury interior is fitted out. A 17-unit scheme is small in volume but heavy in technical risk, and winning it on a fully integrated basis shows contractors competing on delivery certainty, not just price.
The appointment also shows how group structures are consolidating work that would traditionally have been tendered trade by trade. Piling, frame, craneage, brickwork and MEP (mechanical, electrical and plumbing services) all stay inside the Statom family here, compressing the supply chain and shifting coordination risk from the client to the contractor.
No contract value or start date has been disclosed for the Esca House scheme. What's certain is the engineering sequence: retention first, demolition of the upper structure, then a rebuild that must not disturb the trains running underneath.
