The Government has picked Derby's Becketwell site as the national headquarters of Great British Railways, settling on a planned eight-storey office at 3 Springwell Square. The decision, announced yesterday, gives fresh momentum to the next phase of a £200m city-centre regeneration.
The building is big but not monumental: 106,000 sq ft of floorspace, room for up to 450 staff, construction starting in 2027 and completion targeted for spring 2029. That's a roughly two-year build programme on a site that has already seen heavy investment.
Who is building it?
Developer Peveril Securities is delivering the office with St James Securities for Derby City Council. The ownership structure matters here: Peveril is the property arm of Bowmer & Kirkland Group, which puts the contractor firmly in the frame for the build. No main contractor has been formally appointed yet.
Bowmer & Kirkland isn't a stranger to the site. The firm has already built the £45.8m Vaillant Live events venue at Becketwell and has been closely involved in the wider regeneration programme.
What's in the plans?
Plans for 3 Springwell Square went to Derby City Council earlier this month. They include:
- Grade A office space
- An extension to Springwell Square
- A new pocket park on Macklin Street
Why Becketwell won
The Government chose Becketwell ahead of Midland House, which sits opposite Derby station and had also made the shortlist. The new office becomes the main base for Great British Railways as the organisation takes on responsibility for bringing track and train operations together under one public body — effectively a single home for a body designed to unify the railway.
Becketwell also brings a track record. The wider regeneration has already delivered 259 build-to-rent homes at The Condor, new public realm and the Vaillant Live arena. The headquarters deal builds, literally, on groundwork already laid.
What happens next?
Funding is the open question. Derby City Council is working with the East Midlands Combined County Authority on financing to get the latest phase into construction. Until that closes and a contractor is appointed, the 2027 start date is the milestone to watch.
