Developer Bentry Capital has secured Gateway 2 approval for the first phase of the £87m Abbey Row site in Liverpool, clearing its in-house contractor, Mellior Construction, to start main works on the 241-home scheme next month.

The site has already been cleared and the initial subcontractor packages have been secured, allowing Mellior Construction to move directly into the principal construction phase.

Abbey Row was formerly known as the Islington Quarter and was first put forward for planning in 2018. The full scheme will deliver 365 apartments across three architecturally distinctive buildings at a prominent gateway into Liverpool's Knowledge Quarter.

The first phase comprises 241 homes. Block C is scheduled for completion in 2028, with Block A following in 2029.

Steven Hughes, Operations Lead at Mellior Construction, said: "Securing Gateway 2 approval represents the culmination of a detailed and collaborative design process and allows us to move into the principal construction phase with the building-safety requirements embedded throughout our delivery strategy."

David Ronson, National Sales and Marketing Director at Bentry Capital, added: "We acquired the site with a clear belief in its potential and in Liverpool's long-term strength. With more than 70% of phase one already sold and a delivery contractor in-house, Abbey Row now heads into main construction with a clear path to its first completions in 2028.
