McLaren Property has secured planning permission for a 291-bed student accommodation scheme in Hammersmith, west London, with an estimated construction cost of around £45m.
The 14-storey Sussex Place project will replace an ageing eight-storey office block beside Hammersmith station. The developer received the green light from planners for the proposal, which intensifies a well-connected transit-adjacent site.
The scheme mixes 147 cluster bedrooms with 144 studios. McLaren Property has committed 35% of the accommodation to affordable rents, a proportion that will shape the project's appeal amid ongoing pressure on student housing supply in the capital.
At 98,700 sq ft, the building will include student amenity space, a landscaped courtyard and a skywalk roof terrace. Plans also provide 204 cycle spaces, alongside improvements to landscaping, public realm and biodiversity on the site.
WGP Architects designed the scheme. It targets a BREEAM Excellent rating.
The wider project team includes Pulse Consult, Chord Consult, Boyer, Orion Fire Engineering and Price & Myers.
With planning secured, attention now shifts to construction procurement and delivery of the £45m build at a site where demand for student beds near a major Underground interchange remains strong.
